Booking, payment and house rules for a direct stay.

Dream Cottages Georgia is run by Dream Cottages, registered in Georgia as an individual entrepreneur under identification code 155823604. The registered address is 7 Shartava Street, Batumi, Georgia; the cottages themselves are at 2 Dumbadze Street, Ureki 6300, Guria, Georgia, and that is where your stay takes place. A deposit of 30% of the total confirms the booking, whichever way you pay. By card you can pay the 30% or the full amount, whichever you prefer, and the balance is due on arrival. By bank transfer or in cash the 30% is paid in advance and the balance on arrival. Until the deposit reaches us the dates are held only provisionally. Card payments are taken in Georgian lari on our payment provider's own secure page: we accept Visa and Mastercard, and we never see or store your full card number.

Cancelling more than 5 days before the arrival date is free and everything you have paid is refunded in full. Within 5 days of arrival, one night of the stay is charged and the remainder is refunded. A no-show is charged at 50% of the reservation. We start an approved refund within 3 working days, by whichever traceable route is most practical for the payment you made - usually back to the card it came from, sometimes a bank transfer - and where a bank, card scheme or payment provider requires a particular route, that route is used. We may ask you for accurate bank details, and we will not choose a method that puts an unreasonable cost on you. How soon the money then appears is set by your own bank rather than by us. Refunds are made in Georgian lari; if your card is held in another currency, your bank's conversion applies.

A garden cottage (cottages 1 to 7) is 250 GEL per night; a seaside cottage (cottages 8 and 9) is 320 GEL per night. Prices are per cottage rather than per person, for up to five guests, and include all taxes payable by the guest in Georgia. Stays of four nights or more are discounted 10% on either cottage type. A party of three or more is 25 GEL more per night, whatever the cottage. Activity tickets, lift passes, drivers, boat trips and entrance fees are paid separately and directly to those providers.

What you are buying is a stay, not a shipped item, so there is nothing to deliver by post. When your booking and payment are confirmed we send a written confirmation by email or WhatsApp, normally within 24 hours, carrying the cottage, the dates, the number of guests and the total paid in GEL. That confirmation is your proof of booking; bring it, with the passport or ID of the lead guest, when you arrive. The stay itself is delivered on the arrival date from 14:00, when the cottage keys are handed over at 2 Dumbadze Street, Ureki 6300, Guria, Georgia. Check-in is from 14:00 and check-out is by 11:00. Earlier arrival or later departure can often be arranged in advance and depends on the cottage being free that day.

Dream Cottages Georgia has nine cottages. Cottages 1 to 7 look onto the garden and pines; cottages 8 and 9 face the sea and are priced higher. Each cottage is 71 m2 and sleeps up to five.

Well-behaved pets are welcome at no extra charge. Please tell us when you book so we can allocate a suitable cottage, and keep pets off the beds and furniture.

Free parking is available directly in front of the gate. Space is not numbered or reserved, and the property is not a supervised car park.

Children of all ages are welcome and stay free of charge; there is no per-child fee, within the cottage limit of five guests. Each cottage is on two levels with an open staircase to the loft. Children should be supervised on and around it, and it is not suitable for unaccompanied toddlers; families with very young children often use the lower level for sleeping.

The guest is liable for the full cost of any loss of, or damage to, the cottage, its contents, fixtures or the grounds caused by the guest or by any member of their party or their visitors, whether by act or omission, beyond fair wear and tear. We will notify the guest of the loss or damage and of the cost of repair or replacement, supported by evidence where reasonably available, and that amount becomes payable on presentation. Nothing in this clause limits or excludes the guest's statutory rights.

By booking you agree to leave the cottage and everything in it as you found it, fair wear and tear aside. Items that are missing, moved out of the cottage or damaged are charged at replacement cost, and the everyday ones are fixed in advance so there is nothing to argue about later: towel 40 GEL, bathrobe 60 GEL, pillow 40 GEL, duvet or blanket 90 GEL, bed linen set 90 GEL, television or air-conditioning remote 40 GEL, door key 40 GEL, hairdryer 60 GEL, kitchen or tableware item 15 GEL. Anything not listed is charged at what it costs us to replace it, and we will show you that cost before it is charged. Anything found and returned within seven days of departure is refunded in full.

Cottages are cleaned and the linen changed between stays. During a stay, cleaning is provided every few days at no extra charge. An additional cleaning fee may apply where a cottage has been used for a party or event, or is left in a condition requiring cleaning substantially beyond normal use; we will tell the guest the amount before it is charged.

Quiet hours are 23:00 to 08:00. The cottages are close together in a small garden, so please keep music and gatherings inside during those hours. Where an event has been agreed with us in advance, the arrangement made for that event applies instead.

A date request, WhatsApp message, email or contact form is an inquiry only. A booking becomes confirmed when Dream Cottages Georgia confirms the stay in writing and the deposit is received.
